Cause: Condensers coils get dirty from normal use, dirt gets sucked into the fins restricting air flow.

Effect: loss of efficiency, heat is transferred back into house, high energy bills, loss of cooling capacity, eventual motor failure, excessive wear and tear on compressor and parts. 100% failure rate.

Solution: Chemically clean condenser - this will help allow heat transfer, increase efficiency, prolong the life of unit, increase cooling capacity, reduce energy bills, help prevent failure. Purchase service contract!!!!

Cause:  Motors get burned due to lack of maintenance usually, the condenser gets dirty and starts to make the motor run hot, this heat burns the paint off the motor and warps the bearings.

Effect: Motor becomes noisy, loss of efficiency, heat is transferred back into house, high energy bills, loss of cooling capacity, eventual motor failure, excessive wear and tear on compressor and parts. 100% failure rate.

Solution: Replace motor and clean condenser. While the motor could still be, running and may last a while longer before failure. It will probably fail on a holiday or a weekend when it cost more to fix it.

Cost will vary depending on the motor size and HP.

Cause: Possible debris lodged in the Schrader, or melted rubber seal.

Effect: Loss of refrigerant, loss of efficiency, high energy bills, loss of cooling capacity, unit could freeze up, constantly having to put refrigerant in unit. Could be very costly!

Solution: Replace schrader valve, this will stop the leak. Some schrader valves cannot be replaced, therefore sealing the cap with a good lock cap with rubber o ring will seal the leak. Replace service valve.

Cause: All units come with caps, sometimes they get lost when working on units.

Effect: Loss of refrigerant, loss of efficiency, high energy bills, loss of cooling capacity, unit could freeze up, constantly having to put refrigerant in unit. Could be very costly!

Solution: Replace schrader valve caps, this will stop the leak. Make sure the cap is a good lock cap or one with rubber o ring that will seal the leak. Most techs have additional caps in their tool box. 

Replacing the caps or adding caps when missing is essential

Cause: The caps could be miss threaded, over tightened at one time cracking the top of the cap, rubber seal inside of the service valve could have been over heated at one time.

Effect: Loss of refrigerant, loss of efficiency, high energy bills, loss of cooling capacity, unit could freeze up, constantly having to put refrigerant in unit. Could be very costly!

Solution: Replace service valve , this will stop the leak. Make sure the service valve is soldered back in using dry nitrogen and some sort of cooling agent, thermos trap, cool burst or wet rag. To prevent overheating.

Replacing the valve, may require recovering refrigerant.

Cause: A drier will leak due to rusting through (weathered or possibly a bad solder joint).

Effect: A system running low on refrigerant will cause low capacity, freezing up, high energy bills, excessive wear and tear on compressor.

Solution: Replace drier, pull a vacuum charge the system. If an R-22 system consider replacement.

Cause: Weathered.

Effect: possibly an eventual leak.

Solution: Replace drier / (sand and spray paint - only a temporary solution).

Cause: Debris inside the lines freed up to clog the drier.

Effect: A system running low on refrigerant will cause low capacity, freezing up, high energy bills, excessive wear and tear on compressor.

Solution: Replace drier, pull a vacuum charge of the system. If an R-22 system consider replacement.

Cause: Contactors could become pitted because of normal use, weak capacitor, small wiring, loose connections, ants or bugs crawling in them, excessive amps on compressor, improper contact upon energizing.

Effect: This could cause or be the cause of other electrical failures. Electrical failures usually cause another failure that will be linked to the first. Loose connections cause heat, which causes over amperage, which causes melted wires, which causes burnt contactor points, which causes bad capacitors, which causes burnt fuses. Welded contactors will make the system run continuously, never turning off, resulting in frozen coils.

Solution: Replace the contactor when recommended or possibly every 5 years, for maintenance. Add a hard start kit to the system to reduce high amperage upon start up or when appropriate. Add a time delay to prevent short cycling. Have capacitor checked for proper microfarads and all wiring for being loose or overheated.

Replace contactor 30 - 40-amp

Cause: Loose connection, wrong wire size, fuses too large, over amperage and rusted connections can cause burned wiring. Miss wired would usually be the fault of a technician making a mistake.

Effect: Burned wiring could cause fire, burnt or welded contactors, weak or bad capacitors, electrical shorts, blown fuses, failure of unit. Miss wired could cause failure of unit, blown fuses or inoperable system.

Solution: Repair or replace any burnt wires. Have all electrical checked for proper wire sizes and or fuse sizes.

Repair or replace wiring

Cause: Capacitors will get weak over time from normal use or bad electrical connections. Capacitors will blow due to power surge, or compressor being hard to start.

Effect: Compressor will lock up, not start, draw high amps. Contactors will pit and the system will run hot.

Solution: Replace capacitor, add a hard start kit to system to lower amperage upon start up.

Replace weak or blown capacitor

Cause: Disconnects will become bad or start burning usually due to bad connection, loose wiring, wrong size wires, over amperage.

Effect: Breakers will trip or fuses blow, unit will shut off, possible fire hazard, possible electrical hazard (electrical shock) Very dangerous, repair immediately.

Solution: Replace disconnect box with a new breaker panel with correctly sized breaker. Check breakers in the main panel as well for proper size. Purchase service contract!!!!

Cause: Wrong fuse sizes were put in. Fuses should not be over rated for wire size and unit capacity.

Effect:  Possible fire, if fuses are oversized for wire feeding fuse panel, the wire could burn before the fuse blows.

Solution: Make sure proper wire is run to disconnect and make sure fuses are not over rated for wire size. Technician will be able to determine proper fuse size, wire size and capacity of unit.

Replacement of fuse

Cause: Loose connection, wrong wire size, wrong size fuses , over amperage and rusted connections can cause burned, discolored, blown fuses.

Effect:  Burned wiring could cause fire, burnt or welded contactors, weak or bad capacitors, electrical shorts, blown fuses, failure of unit. Inoperable system.

Solution: Repair or replace any burnt wires. Have all electrical checked for proper wire sizes and or fuse sizes. Replace fuses with new Breaker panel instead of fuses. Find out why the fuses are blown, burnt or discolored.

Replacement of fuse

Cause: If the wrong whip is installed or the correct one is installed improperly this is usually due to technician error or faulty workmanship.

Effect: Possible electrical shock or hazard, could cause blown fuses or burnt wires.

Solution: Replace whip with correct size mount whip properly and secured to the wall with seal tight connectors properly installed. Purchase service contract!!!!

Cause: If there is no hard start kit on the system, manufactures do not always install a hard start kit on the system from the factory. Usually only the higher end systems came with a hard start kit. Blown  - hard start kits must be replaced sometimes with a Kick start properly sized for that system or an O.E.M. part.

Effect:  Having no hard start kit, only effects the system when high amperage upon start up affects the system running. Having a hard start kit on the system allows for the compressor to start easily and proceed to the run mode. A blown hard start kit may be an indication of a bad compressor or faulty hard start kit.

Solution: Install a hard start kit when a compressor is drawing high amperage upon start up to enhance the performance of the system. Replace the hard start kit when it is blown for proper operation.

Hard start kit replacement

Cause: A compressor rusted tells me that this unit has been working poorly or not maintained for a long period. Possible dirty condenser or dirty evaporator coil, lack of air flow improper ductwork, low air flow. A compressor sweating profusely is a sign of the same, this could cause sludge in the compressor and lead to compressor failure. Improper charge of refrigerant.

Effect: Sludge in the compressor. Loss of capacity, inefficient operation, increased wear and tear on compressor, muggy house, low humidity removal, loud compressor.

Solution: Properly check system verify super heat, sub cooling, delta tee, check for lack of air flow through system, dirty coil, dirty blower, ducts too small, restricted return, dirty filter.

There is a reason for a sweating compressor

Cause: Normally when a condenser is in fair to poor condition it is either old or has been poorly maintained.

Effect: Condensers that are in fair to poor condition will not remove the same heat load as a new one. Also, higher energy bills, more break downs and repairs will be inevitable.

 Solution: Consider replacement of system, when a system is in poor condition it would be beneficial to consider replacement, due to the amount money it cost for repairs and operation of existing systems.

Cause:  If a contactor is shorted, could be a faulty board. If there is none the manufacture probably did not install one the system.

Effect: A shorted time delay will blow a low voltage fuse or burn a transformer. Also may not allow a system to come on. A system without a time delay is usually not protected from short cycling of system. A time delay will prevent a system from short cycling and protect against power surges.

Solution:  Install a new time delay when there is none to prevent short cycling of the condenser or the one there is shorted or not working.

Replace or install time delay

Cause: Lightning or high voltage surge, power outage.

Effect: During a power surge extreme high voltage will spike your electrical system therefore creating excessive voltage to the unit possibly shorting or grounding your compressor.

 Solution: Install a surge protector to protect from high voltage surges or power outages.

Cause: Copper lines may have been improperly ran or never secured.

Effect: Possible kinking of the lines or restrictions occurring. Aesthetics are poor.

 Solution: secure lines possibly run new line set if needed.

Cause: Most of the time this is the case when real old units or smaller units were installed in the house at an earlier time.

Effect: The system will not cool properly or remove the heat from the house, the compressor may run hot and damage the compressor.

Solution: Run the correct copper lines for the system that is installed, also check ductwork and return for correct size.

Cause: Usually someone bent the copper improperly or unintentionally.

Effect: The system will not cool properly or remove the heat from the house, the compressor may run hot and damage the compressor.

 Solution: Repair or replace copper lines immediately.

Cause: Mildewing rubba tex is normally due to suction line being too cold. Which could be signs of a dirty evaporator coil or over charged system or many other problems.

Effect: The rubba tex helps keep the suction line cool which helps cool the compressor. This results in higher temperatures and efficiency loss.

Solution: Replace the rubba tex and check pressure and temperatures to make sure system is working to proper efficiency.

Cause: Over time the ground may sink or poor workmanship would be a reason there would be no slab under the condenser.

Effect:  This could cause the system to get filthy dirty and cause low efficiency.

Solution:  Raise condenser and put on top of a slab. Install cinder blocks under slab to raise about 12’’ high.

Cause: The low efficiency can be cause from many reasons. Lack of maintenance, poor airflow, dirty condensers, poor installation, leaking return and many more. Most Older R-22 systems are 5-12 seer systems.

Effect: Higher energy bills, lack of capacity when needed.

Solution: Replace system with higher efficiency system to lower energy consumption.

Increase energy efficiency by considering a replacement system

AIR HANDLER, COIL, DUCTWORK

Cause: Older condensers used R-22, EXTREMELY EXPENSIVE REFRIGERANT. U.S. phasing out the production of  R-22 in the U.S.

Effect: Excessively expensive refrigerant, phasing out of production as of 2020, the cost of the refrigerant will be cost prohibitive to purchase.

Solution:  There is only one solution and that is to replace the system with a 410-A unit. If your system needs refrigerant, we strongly consider replacement of the system.

R-22 systems will be cost prohibitive in near future

Cause: A coil gets dirty when there is either lack of filtration or possibly air leaks in the return. When using cheap filters (fiberglass) the filter is not dense enough to filter the air. 

Effect:  Dirty coils are one of the worst problems to have. This causes, low efficiency, low air flow, low cooling capacity, sweating vents, compressor sweating, damage to compressor, coil will freeze up, and water will leak from the coil once defrosted. This is the single worst problem for an a/c system. It must be cleaned or replaced.

Solution: A coil can be pulled and cleaned but this could be very expensive based on the installation of the coil. Also, keep in mind, there is no way of knowing if the compressor has been damaged due to the dirty coil. If the coil is dirty the blower will also need to be pulled and cleaned as well. Consider the cost of repairs to replacement.

Dirty evaporator coil, must be cleaned or replaced

Cause: Refrigerant leaks occur in systems for many several reasons, some tech error, some manufacture defects, some wear and tear of the system. Expanding and contracting of the copper could cause leaks.

Effect: low capacity, high humidity, high energy bills, overheated compressor, coil freezing up, excessive repair cost until leak is repaired or part is replaced. The costliest problem for a system.

Solution:  A leak check can be performed several ways some more costly than others. Electronic leak check is the most cost effective. Isolate and pressure test system with dry nitrogen, proves it is leaking.

Refrigerant leaks - R-22 systems (replace unit)

Cause: Drain pans get clogged from normal use and lack of maintenance. The more dirt gets by the filter the more it gets on your coil. This washes to your pan and clogs the pan. Mildew forms in the pan clogging pan. Rust in the pan is normal, thankfully a lot of drain pans today are plastic.

Effect: : if the drain pan clogs up the water will either 1. Go into an emergency pan 2. Push up a float switch to shut the unit off 3. Leak all over the floor or all over components of the heater, possibly shorting other components.

Solution: : Install a float switch on the main drain line to help prevent over flows, pull and clean coil and pan, install a U/v light in supply plenum to help kill mold and mildew. Purchase service contract!!!!

Unclog pan

Cause: Installed improperly, not secured or leveled.

Affect: Possible overflow of water onto the ceiling if the drain pan is not installed and secured properly.

Solution: Level and secure the pan, install a pan switch to prevent water from overflowing in the future.

Cause: Water in the pan continuously, clogged drain lines, improper fall on drain, leaks from coil dripping in pan.

Affect: Possible leaks on the ceiling.

Solution: Replace the pan, replace and repair drain lines, install float switches on the pan and on main drain line.

Cause: Debris, trash, soot, anything inside of the refrigerant line other than refrigerant and oil can cause a Restriction in the TXV. A faulty valve, stuck closed will restrict refrigerant. Insulated valve, stops sweating.

Effect:  High energy bills, freezing coil, low capacity, not cooling, high humidity and uncomfortable house.

Solution: Replace the TXV

Replace the thermostatic expansion valve

Cause: Wrong piston (installed incorrectly) Restricted piston caused from trash or debris.

Effect: High energy bills, freezing coil, low capacity, not cooling, high humidity and uncomfortable house.

Solution: Clear or replace piston is the only solution.

Change piston or clean

Cause:  Poor workmanship is usually the cause of leaking, restricted or poorly designed plenums.

Effect:  Restricted airflow, less capacity, hot spots or areas that don’t cool, loss of air in the attic causes high energy bills, negative pressure in the house, high humidity, poor Indoor air quality.

Solution: The plenum should be made to the size of the coil to fit properly, it should be secured with screws, tape and mastic, all leaks should be sealed. The design should be conducive to proper static pressure and CFM.

Poorly designed and leaking plenums need replacement or repair

Cause: leaking and restricted returns can be caused by poor workmanship, design, and implementation of ductwork. Leaking ducts may have holes or areas that are not sealed properly.

Effect:  Hot humid air being sucked into return, muggy air, unfiltered air, bad indoor air quality, high energy bills, dirty evaporator coils, high heat load, system will not cool properly, dirty blower wheel.

Solution: Seal all return plenum or rebuild restricted return plenum. Possibly enlarge the return or add additional return for proper airflow. Proper filter size H x W x 2 = CFM  Example 24 x 24 x 2 = 1152 =3 tons .

Correctly size the return air and seal all leaks

Cause: Insulation deteriorates over time in the hot attic, it dry rots and falls apart. It gets kicked, crawled over, pulled on knocked around squashed and falls apart.

Effect: High energy bills, excessive heat load, loss of air in the attic, sweating ducts, molded ducts, loss of heat and air conditioning.

Solution: Insulate existing hard pipe with new duct wrap R-8. Replace ductwork that is old and flexible with new R-8 flex duct. Possibly replace existing old hard pipe with new flexible duct for better efficiency.

Poor duct insulation means poor efficiency

Cause: Broken and leaking ducts caused by wear and tear, climbing over ducts, storing articles onto of the ducts, kicking or moving the ducts. Improper installation or poor workmanship.

Effect: High energy bills, excessive heat load, loss of air in the attic, sweating ducts, molded ducts, loss of heat and air conditioning.

Solution: Repair any ducts that are leaking, rewrap hard pipe, seal ducts, mastic tape and strap up ductwork to be secure. Leaky ducts could raise your energy bill as much as 30%

Repair all ductwork

Cause: Collars not sealed with mastic or silicone will leak air. Poor workmanship when installing collars will cause leaks, also storing things on top of the ducts will cause leaks.

Effect: High energy bills, excessive heat load, loss of air in the attic, sweating ducts, molded ducts, loss of heat and air conditioning.

Solution: Repair any ducts that are leaking, rewrap hard pipe, seal ducts, mastic tape and strap up ductwork to be secure. Leaky ducts could raise your energy bill as much as 30%

Cause:  Air leaks could be cause from poor workmanship or excessive heat in the attic causing tape to fail. Major air leaks could be due to age of poor quality job or materials used on job.

Effect: Major air leaks cause major problems, high energy bills, high humidity, loss of capacity, negative pressure in the house, poor filtration, dust and indoor air quality issues. #1 problem in our industry

Solution: Seal all air leaks, replace or repair all minor and major leaks. Do all recommendations when it comes to air leaks because this is the #1 problem in our industry and will cost you the consumer the most money.

Cause: Leaking attic stairs is usually because the stairs do not close properly, broken stairs are lack of maintenance by the home owner, and no staircase does not meet code.

Effect:  Leaking – high energy bills, high humidity, hot spots, continuous running of system, false readings from Thermostat. BROKEN STAIRS ARE – DANGEROUS - Broken legs, twisted ankles, cuts and scrapes from screws. Liability issues.

Solution:  Have attic stairs replaced when broken, When there is none – To meet code and to allow proper access to the attic (have a new one installed) Leaking attic stairs – can be covered with an attic stair tent.

Repair, replace or cover stair cases for safety and energy consumption

Cause: Improper drain line is poor workmanship. Leaking- cracked or unsealed pipe, Clogged pipes are a maintenance issue, most drain lines are neve maintained monthly.

Effect: Flooded floors, damaged ceilings, dripping over hangs. Water damage from clogged or leaking drain lines causes more damage than any other thing in the a/c business.

Solution: RUN NEW DRAIN LINE. You could have your drain line blown and un clogged and that may work for a while, but until its clean or replaced it will continue to give problems. Purchase service contract!!!!

Replace or repair drain lines

Cause: Not sealed (improper installation) - Clogged (lack of maintenance) - Missing (improper installation)

Effect: A peat trap is installed to prevent sewer gas from getting in home. Missing could cause drain problems. Clogged could cause water problems or open float switch.

Solution:  Seal any drain lines, unclog or replace any drain pipe that may needs to be replaced. If no peat trap, have one properly installed.

Replace repair or unclog drain lines

Cause: A float switch was either never offered or not purchased at the time of the installation of servicing of a system.

Effect: No float switch puts your home at risk to flooding of water in the home or on the ceiling if emergency pans are not properly installed. If drain lines clog the water has to go somewhere.

Solution: Recommendation install a float switch on the main drain line and on an emergency pan to help protect floors and ceilings from overflow of water.

Cause: Could be a malfunction in the switch.

Effect: Broken float switch is usually found when there is water on the floor or ceiling.

Solution: Broken float switch needs to be replaced or have a new switch installed.

Replace or repair float switch when damaged or missing

Cause: Drain line is clogged or float may be stuck open.

Effect: Either the condenser will not come on or the entire system will not come on because the switch opens a circuit to break contact in the unit.

Solution: Clear the drain line, install a blow out valve for clearing the lines, REPLACE all the drain lines and start over with new lines make sure they're all clean.

Cause: Open switch means the drain line is full. (clogged drain line) Broken – could be a malfunction in the switch. No float switch is because one was never installed on the system.

Effect: No float switch or broken switch is usually found when there is water on the floor or ceiling.  An open float switch means it worked and stopped your system from running this protected your home from damage.

Solution: Open switch -Clear the drain lines or consider replacing the drain lines since they are as old as the house and normally are not maintained. Broken or no switch – replace or install a new one.

Replace or repair float switch when damaged or missing

Cause: Water damage is the main cause of rotted wood on platforms. Unlevel platforms could be the house settling or maybe the platform is not secured or supported properly.

Effect: Return air leaks, cause high energy bills. Unlevel platforms cause water issues the drain is on the higher side of the unit or the unit is leaning and the water overflows he pan.

Solution: Build a new platform, which may require removing the heater and completely rebuilding and supporting system properly.

Rebuild damaged platform

Cause: Water damage is the main cause of rotted wood on platforms. Unlevel Cause: A catwalk is a walkway to service the heater in the attic. Not secured or none (poor workmanship).

Effect: VERY DANGEROUS, no catwalk or unsecured catwalks could cause falls from the attic through the ceiling on to the floor possibly severely hurting someone.

Solution: The system is not up to code, secure and install a safe catwalk with lighting for everybody’s benefit.

For safety reasons alone install a secured catwalk!

Cause: The rubba tex helps keep the suction line cool and stops the copper from dripping water on the heater or in the emergency pan. Usually the result of poor workmanship when not done properly.

Effect: Water damage on the heater when dripping water from above the unit. Constant drips in the emergency pan could cause a rusted pan.

Solution: Replace the rubba tex and check pressure and temperatures to make sure system is working to proper efficiency.

Cause:  Insulation was not put in the home when built or the R value has decreased and insulation has settled over the years.

Effect:  High energy bills, a/c runs all the time, oversized a/c system for house, high humidity.

Solution: Insulate the attic with cellulose,  bring to an R-30 10’’ of insulation.

AIRFLOW

Cause: Existing thermostat.

Effect: a/c system not working or temperatures are off from set point.

Solution:  Replace with digital thermostat, programmable or even a WiFi thermostat.

Repair or replace defective thermostats.

Cause: Most homes don’t have U/V lights because they have not been taught about the benefits of U/V lights in an air condition system.

Effect: No U/v light – mold growth, mildew, bacteria, viruses grow. With a u/v light it will Kill Mold, Mildew, air born contaminants, viruses bacteria, helps keep a healthy home.

Solution:  Ask about our filtration systems with u/v lights, or individual light to be installed in the supply or return plenum.

Solution: Replace the blower motor, clean the motor and wheel make sure it is balanced. Possibly replace furnace.

Solution: Consider replacement system, variable speed or two stage systems, whole home dehumidifiers, filtration systems, sealing ductwork, replacing ducts, clean and maintain system annually, install U/V lights or filtration systems. Cause: Unfiltered or improper filtration, dirty blower, balancing clips fell off causing noise.

LIMITED WARRANTY: all materials, parts and equipment are warranted by the manufacturers’ or suppliers’ written warranty only. All labor performed by the above named company is warranted for (30) days or as otherwise indicated in writing. The above named company makes no other warranties, express or implied, and its agents or technicians are not authorized to make any such warranties on behalf of above named company.
In the case of refrigerant (freon) leak repairs, our parts and labor warranty is as stated above with the following clarifications:
a. You are strongly urged to let the technician show you the location of the leak prior to and after the repair. If this is not possible due to attic or other inconvenient location, be sure the technician accurately describes the leak location on his service ticket. Our warranty is for the specific leak repaired.
b. Unfortunately, many times there can be more than one leak in a system. We may only locate one and complete an effective repair only to be called out again later to find another one. Our warranty on the previous leak repair would not cover the new one. However, if within (30) days of the first leak location, there will be no service charge to return to the house. You will then only pay for the repair of the leak, just as you would have done if we had located it on the first trip.

I HAVE THE AUTHORITY TO ORDER THE ABOVE WORK AND DO SO ORDER AS OUTLINED ABOVE.  IT IS AGREED THAT THE SELLER WILL RETAIN TITLE TO ANY EQUIPMENT OR MATERIAL FURNISHED UNTIL FINAL & COMPLETE PAYMENT IS MADE.  AND IF SETTLEMENT IS NOT MADE AS AGREED, THE SELLER SHALL HAVE THE RIGHT TO REMOVE SAME AND THE SELLER WILL BE HELD HARMLESS FOR ANY DAMAGES RESULTING FROM THE REMOVAL THEREOF.
